“BEWARE! HIGHLY DISAPPOINTED! SEARCH ELSEWHERE! We hired Frames Pest Control to perform a pest inspection for our VA Mortgage. We were told Frames was the only company in town who did that report. (Later found out that was untrue) PRICING - Almost 3x the typical cost for the inspection. Charged us $400! According to other pest companies and our loan officer, these typically cost about $150. They were there for maybe a half hour. INSPECTION - During the inspection, the was a couple spots in the crawlspace where there were inactive termite mud tubes running up the cinder block wall. This was from a previous infestation from many years ago. Pictures attached. TREATMENT - Frames suggested treatment as they could not say whether treatment was performed prior since this happened prior to when we bought our house. We didn’t have support from prior owner. They offered to put overpriced bait traps around all the structures. This service included a large down payment and a monthly subscription. Very expensive. We elected to shop the treatment to another pest control company whom was also licensed and had very good reviews. They provided a liquid treatment inside and out for a substantially lower price. They also performed a soil test that showed no termite activity currently present. REPORT- Frames gave us the inspection report which indicated there were evidence of termites due to the mud tubes. They also said there was damage. HOWEVER, upon visual inspection, there was no visible damage where the mud tubes were present. See pictures after treatment. There framing is structurally sound and no visual evidence otherwise. This caused a delay in our mortgage loan. The bank could not close on our loan because Frames indicated there was damage. We reached Frames to see if they could amend the report to say they did not see any visual damage. They were unwilling to help. We are not going to have to pay for another inspection from another company so we can clear the condition with the bank costing us 1,000s of dollars due to our rate expiring because of this one issue. It seems unreasonable that Frames would say damage present even when there is no visible damage present. Especially since they have a disclaimer saying they cannot see in concealed areas. Additionally there was no visual damage above the area, soft baseboard, trim, or floorings. Not stains, no chipped or flaky paint, not soft wood, etc. They just told me I need to hire and pay a structural engineer to determine the damage. Unbelievable. Save time and money, find another reputable company to work with.”
